Understanding the Florida Homestead Exemption

The Homestead Exemption offers a valuable tax break for Florida residents. Under this law, the first $25,000 of a home’s assessed value is exempt from municipal and county taxes, except for special assessments.

Amendment 10 limits annual assessment increases on most homestead properties to the lesser of the Cost of Living Index or 3%.

Eligibility

To qualify for the Homestead Exemption, you must:

  • Hold legal title or a beneficial interest in real property in Florida.
  • Reside on the property and, in good faith, make it your permanent residence as of January 1.
  • Apply in person and present proof of residence.
  • If the property is jointly owned by a husband and wife, either may file the application, but should bring proof of residence for the spouse.
Required Documentation Needed to File for the Homestead Exemption:
  • Florida Voter’s Registration
  • Florida Driver’s License (valid “in Florida-only” licenses do not qualify)
  • Florida Vehicle Registration
  • Copy of the Recorded Deed
  • Utility Bills
  • Social Security Number of all applicants
  • Proof of Permanent Residency if you are not a U.S. Citizen
  • Declaration of Domicile (if you do not own or drive a vehicle)
  • The first five items must be obtained before January 1 of the year you file.
Application Process

New applications for the Homestead Exemption must be made in person at the Property Appraiser’s Office between January 1 and March 1. You may pre-file for the next calendar year from March through December 31.
